The Breitling-branded condo tower planned for Brickell is taking shape on paper.
A 917-foot filing with the Federal Aviation Administration has been submitted for B Residences at 11 SW 7th Street, the project Partners Group and Empira Group unveiled in June. The FAA has not yet issued a determination, and the height could still change before the tower goes through city review.
Partners Group, which owns Breitling on behalf of its clients, acquired Empira in 2025. Empira's Miami team is leading the development, and Partners Group plans to invest about $220 million in the project.
The plan calls for a tower of about 70 stories on a site of just over an acre, with more than 300 for-sale Breitling-branded condos and penthouses with private pools and double-height living spaces. Arquitectonica is the architect. Amenities center on a 45,000-square-foot, two-level B Social Club, plus rooftop pools, a private gym and concierge service.
It would be Breitling's first residential project and Empira's first condo in Miami. Empira's other Brickell project is Perrin, a 26-story, 310-unit rental tower at 244 SW 9th Street that topped out in May and is due in 2027.
Construction is expected to start in late 2028, with completion targeted for 2031.
Pricing, the unit mix, a sales launch date, the sales team and the interior designer have not been announced. Details on the land deal and construction financing have not been disclosed either.
