Chipperfield-Designed Residences to Anchor Fouquet’s First Miami Outpost in the Design District

Planned for a roughly two-acre site at 39 NE 39th Street, the development will include a 25-story residential tower with 143 condominium units alongside a 12-story hotel featuring 85 keys. The hotel component, operated under the Fouquet’s brand, will anchor the property’s service and hospitality program, effectively extending hotel-level amenities and management to residents. 

European design meets Miami’s cultural core

Architecture is led by Pritzker Prize-winning David Chipperfield, whose restrained, context-driven approach is expected to introduce a more understated European aesthetic to Miami’s skyline. The design emphasizes proportion, material quality, and natural light, aligning with the broader evolution of the Design District as a hub for architecture, art, and luxury retail. 

Fouquet’s, part of the Barrière hospitality group, will make its Miami debut through the project. The Paris-born brand, known for its flagship on the Champs-Élysées and recent expansion into New York, brings a legacy hospitality model centered on service, dining, and cultural positioning. Its integration signals continued demand for branded residential experiences that combine lifestyle and operational consistency. 

Sales for the residences are expected to launch imminently, with Corcoran Sunshine Marketing Group leading the effort. While pricing has not been disclosed, the project enters a segment of the Miami market that has increasingly leaned toward design-led, hospitality-driven developments targeting global buyers. 

In a broader context, the project reflects the ongoing maturation of the Design District from a retail and cultural destination into a residential enclave. As Miami continues to attract international capital and high-net-worth migration, developments that combine architectural pedigree with established hospitality brands are becoming a defining feature of the city’s next real estate cycle.
