Mr. C Residences Advances in Downtown Boca Raton With a 12-Story, 133-Condo Plan

Downtown Boca Raton is getting a branded condo pitch.

Wexford REI and Key International are advancing Mr. C Residences, a 12-story luxury condominium planned for a 2.1-acre assemblage centered on 41 Southeast 4th Street. The city's Planning and Zoning Board is set to hear the revised site plan on October 15, and staff has recommended approval subject to conditions.

The same joint venture had previously planned about 190 residences on the site. The Mr. C pivot cuts the count to 133 units while adding nearly 20,000 square feet of building area, shifting the project toward larger homes and a fuller amenity and dining program. Residences would run roughly 1,674 to 2,319 square feet in two- and three-bedroom layouts, aimed at the upper end of the South Florida condo market.

The assemblage spans 14 Southeast 4th Street, 33 Southeast 4th Street, 36 Southeast 3rd Street and 41 Southeast 4th Street. Portions of a street and an alley would be vacated to grow the lot from about 1.64 acres to 2.1 acres. The developers paid $25.5 million for the private parcels.

Arquitectonica designed the tower, which would rise about 150 feet with warm tan and brown tones, curved forms, floor-to-ceiling glass and large balconies. A rooftop resort deck would include an infinity-edge pool, private cabanas, an open-air cinema, grilling areas and a Mr. C Bar & Lounge. Wellness space would feature a spa with a hammam, infrared sauna and steam room. The ground floor would add about 5,977 square feet of dining anchored by a Bellini Restaurant, a use that was not in the earlier residential-only plan. Parking would total 322 spaces.

If approved and built, Mr. C Residences would rise next to Modera Boca Raton, which is already in vertical construction nearby. A construction start and delivery date have not been announced.
