Related Ross's Edgeworth Now Lists 184 Residences From $5.5M on South Flagler

Related Ross has reshaped the pitch at Edgeworth, its second luxury condo play on West Palm Beach's South Flagler Drive waterfront. The project website now lists 184 residences across two waterfront towers at 1155 South Flagler Drive, with two- to four-bedroom layouts and prices starting at $5.5 million.

That is a notable shift from the March 16 launch, when Related Ross announced 168 homes ranging from one to five bedrooms, including nine penthouses, with pricing from $2.5 million up to $35.5 million. The developer has not publicly explained the change in unit count or entry price, and its own materials still vary on the final residence total, so buyers should get the current count, mix, and price sheet in writing.

Kohn Pedersen Fox designed the pair of curved 28-story towers, wrapping the facade in split-faced limestone, bronze, and terrazzo with a landscaped private arrival court off Flagler. MAWD | March and White Design is handling residential interiors, offered in two finish palettes the developer calls Jasmine and Hibiscus. DS Boca is the landscape architect. Every home is planned with a private elevator and deep balconies facing the Intracoastal and the Atlantic beyond.

Wellness is the centerpiece. Related Ross is programming the amenity deck with Bradford Wellness and has pegged the collection at more than 90,000 square feet, which it calls the largest in the city. The published list includes a wellness pavilion with dual spa suites, a Himalayan salt room, Finnish and infrared saunas, a vitality pool with cold plunge, an 82-foot waterfront lap pool with private cabanas, tennis, padel, and pickleball courts, a private waterfront restaurant and dining room, a coworking lounge, a golf simulator, fitness and yoga studios, and a children's playroom.

The site is the historic Family Church campus. Under the deal, Edgeworth helps fund a new school and facility for the church, also designed by KPF. Easton Street Capital, which shaped the original campus vision and brought in Norman Foster for an early master plan, partnered with Related Ross to deliver the project. Related Management will run the building.

Sales are led by Adam McPherson of Related Ross Sales with Corcoran Sunshine Marketing Group out of a gallery at 616 Hibiscus Street. Related Ross lists completion in 2030.

Edgeworth sits on the same stretch as South Flagler House, Related Ross's neighboring tower, which logged more than $500 million in presales in the first quarter of 2026 and has already topped off. With Shorecrest on the north end of the waterfront and Edgeworth now positioned at the top of the market, Related Ross is betting that West Palm Beach's flow of finance and corporate relocations keeps absorbing ultra-luxury inventory on Flagler Drive.
