West Palm Beach's first standalone Mandarin Oriental residential tower is getting a clearer interiors story. Studio Munge's work for Mandarin Oriental Residences West Palm Beach, the 31-story condominium Great Gulf is developing at 5400 North Flagler Drive on the Intracoastal Waterway, is now public.
The project is Mandarin Oriental's first South Florida address that is residential-only rather than attached to a hotel. Safdie Architects shaped the sculptural tower, with Spina O'Rourke + Partners as architect of record and ENEA on landscape. Studio Munge is handling interiors with a hospitality-informed palette of warm natural materials, soft textures, and an understated scheme meant to read with the Intracoastal rather than compete with it. Floor-to-ceiling glass and curved terraces are meant to push living outdoors along the water.
The limited collection holds 87 residences, from two- to four-bedroom homes (roughly 2,150 to more than 6,300 square feet) plus multi-level waterfront villas and a full-floor penthouse. Every home is planned with private elevator access and Intracoastal orientation. Published pricing starts from about $3.9 million. Sales are open while construction remains in the announced phase, with groundbreaking eyed for 2027 and delivery targeted for 2031.
Amenity plans lean into waterfront resort living: infinity and rooftop pools, a private dock with slips, spa and wellness rooms, fitness with studio programming, pickleball, resident lounges, and Mandarin Oriental residence services including concierge, valet, and a Director of Residences. The three-acre North Flagler site sits on the corridor often framed as West Palm Beach's emerging waterfront luxury strip, minutes from cultural venues, dining, and Palm Beach Island shopping via nearby bridges.
Great Gulf is positioning the tower as a design-led branded product for buyers who want Mandarin Oriental service without a hotel tower attached. The Studio Munge reveal keeps attention on craft and place as West Palm Beach's Intracoastal pipeline fills with competing ultra-luxury launches.
