Tula Residences Tops Off as North Bay Village's First New Condo in More Than a Decade

Tula Residences has reached the top of its frame on Harbor Island.

Bayshore Grove Capital, led by founder and CEO Vivian Dimond, and Pacific & Orient Properties have topped off the 21-story waterfront condo at 7918 West Drive in North Bay Village. The boutique tower is positioned as the first new condominium to open in the island city in more than a decade, with completion expected in the third quarter of 2027.

The milestone follows a $67 million construction loan from S3 Capital. A&R Development is the general contractor after an earlier pause on the job. Pacific & Orient first proposed the project years ago and broke ground in early 2023 before work stalled; Bayshore Grove later stepped in to restart construction and finish the tower.

The plan calls for 54 residences, all corner units, ranging from two to five bedrooms. Standard homes run roughly 1,590 to 2,440 square feet. Six penthouses occupy the upper three floors at about 3,700 to 4,140 square feet. Pricing starts below $2 million. Architecture is by M77R (matter), with interiors by Shannon Farrell Design.

About 18,000 square feet of amenities sit largely on a sixth-floor deck: a resort-style pool with lounges and cabanas overlooking Biscayne Bay, a 2,400-square-foot fitness center, a great room with a marble fireplace, a private dining room for 12, a Skyline Club Room, a surround-sound theater, 24-hour concierge and package storage. A waterfront Vista Lounge opens to bay views. The podium includes covered parking.

Compass Development Marketing Group has joined Brown Harris Stevens as co-listing broker as sales continue toward delivery. North Bay Village sits between Miami and Miami Beach on Biscayne Bay, with quick access to the Design District, Wynwood, downtown cultural venues and Miami Beach.
