House of Wellness Brickell Kicks Off Sales for Wellness-Driven Condo Tower

North Development has officially opened the sales phase for House of Wellness, a new residential high-rise in Miami’s Brickell neighborhood that blends urban living with a structured wellness ethos. The 34-story tower at 152 SW 9th Street will deliver 656 condo homes and represents a shift toward health-oriented design in one of South Florida’s most competitive markets.

The condo mix spans studios through two-bedroom layouts, with pricing dipping into the high $300,000s, a notable entry point within the Brickell core. North Development, a joint venture between Oak Capital and Peru-based Edifica, has tapped Fortune Development Sales to steer marketing and brokerage efforts. Architecture comes from Studio Mc+G with interiors by Urban Robot, and finishes prioritize efficiency and modern detailing to suit both primary residents and investors alike.

Beyond unit counts and price points, House of Wellness places heavy emphasis on a lifestyle program integrated into daily living. The developer’s “Integrated Wellness Method” installs a lifestyle director and tech platform to support personalized health tracking, while amenities encompass more than 22,000 square feet of curated space. Residents can access high-end fitness facilities, spa and recovery areas, rooftop pool and lounge, co-working zones, treatment rooms and more—reflecting broader demand in Miami for buildings that double as holistic living environments.

The project sits steps from The Underline and the Brickell Metromover station, with Mary Brickell Village, Brickell City Centre, restaurants and transit all within easy reach. This location bolsters the tower’s appeal to buyers seeking connectivity and lifestyle value in a market that continues to attract both domestic and international capital.

With deliveries slated toward the end of the decade, House of Wellness underscores an emerging trend: developers are increasingly packaging wellness, convenience and design at price points that broaden access without resorting to traditional luxury positioning. That strategy could resonate in a segment of buyers looking for experiential living concepts and long-term growth in Miami’s urban core.
