Jeff Greene Proposes Florida’s Tallest Mass Timber Tower in West Palm Beach

Billionaire developer Jeff Greene has unveiled plans for a 25-story mixed-use residential tower that could become Florida’s tallest mass timber building. Proposed for 120 S. Dixie Highway in downtown West Palm Beach, the project would introduce a new approach to high-rise construction while adding hundreds of apartments through Florida’s Live Local Act.  

Designed by Carlo Ratti Associati in collaboration with Nexus Systems, the development is planned to feature approximately 399 apartments, with about 40% of the residences designated as workforce housing for households earning up to 120% of the area’s median income. The building will also include roughly 7,500 square feet of ground-floor retail, 236 parking spaces, and a fifth-floor amenity deck with a pool, fitness center, yoga studio, lounges, and outdoor gathering areas. A historic 1915 fire station currently on the site will be preserved and incorporated into the project’s street frontage.  

Unlike traditional concrete towers common throughout South Florida, the building is expected to utilize prefabricated mass timber construction, an engineered wood system designed to reduce construction time and lower embodied carbon. If completed as proposed, it would rank among the tallest timber high-rises in the United States, signaling growing interest in sustainable building technologies within Florida’s urban markets.  

The proposal reflects two major trends shaping the state’s development pipeline: the expansion of workforce housing through the Live Local Act and the adoption of innovative construction methods. As West Palm Beach continues attracting new residents and employers, developers are increasingly balancing housing affordability, environmental performance, and historic preservation within large-scale urban projects.
